Most people relocating to Tulsa from out of state get the same advice: look in Jenks. Good schools, safe neighborhoods, family-friendly. And all of that is true. But after working with relocating clients for years, I've watched a lot of them fall in love with Midtown instead, and for really good reasons.

An Active Lifestyle Built Into the Neighborhood
Midtown Tulsa is genuinely walkable in a way that most Tulsa suburbs are not. The River Parks trail system runs along the Arkansas River with miles of paved trails for running, cycling, and walking. Paddleboarding, dog parks, fitness studios, yoga, pickleball, and outdoor spaces are all accessible without getting in your car.
For clients coming from cities where that kind of lifestyle is the norm, this is often the deciding factor. Jenks is wonderful, but Midtown moves differently.
Brookside
If you haven't spent a Saturday morning in Brookside yet, it's worth the trip before you make any decisions. This stretch of Peoria Avenue is lined with independent restaurants, coffee shops, boutiques, and bars, all locally owned and walkable from the surrounding neighborhoods.
Clients who come from areas with a strong local food and retail culture tend to land here and not look back. It has a real neighborhood feel that's hard to manufacture.
New Construction Without the Long Wait
This surprises a lot of people. When most buyers think new construction, they picture a 12 to 24 month build timeline in a far south suburb. New construction in Midtown Tulsa has options that are already finished or close to it, in established neighborhoods with mature trees, existing infrastructure, and character.
You get the fresh finishes and modern floor plans without sitting in construction dust for two years or buying into a development that's still mostly dirt.
Close to St. John Medical Center
This one doesn't always make the highlight reel, but it matters. Midtown places you just minutes from St. John Medical Center, one of Tulsa's major hospital systems. For clients with medical professionals in the family, health conditions to manage, or just a preference to be near quality care, proximity to a hospital is a real quality-of-life factor. It's the kind of thing people don't think about until they need it.
Trader Joe's
Yes, this is on the list and I make no apologies for it. There is a Trader Joe's in Midtown and it is a genuine selling point for a specific type of buyer. If you've been living somewhere with easy access to TJ's and you're wondering whether Tulsa can keep up, the answer is yes.
So Is Midtown Right for You?
It depends on what you're looking for. Jenks has excellent schools and a lot going for it. But if you want walkability, local culture, quicker access to healthcare, and a neighborhood with real personality, Midtown deserves a serious look.
