The luxury segment of the Tulsa Metro, homes priced $500,000 and above, is the most closely watched corner of the market this October, and the latest published data shows why. Active premium inventory across the metro stands at roughly 160 listings, with the median luxury list price near $1.33 million and the tier spanning everything from $925,000 family estates to ultra-luxury properties above $8 million. The upper end now rivals any market in the region, and it keeps drawing buyers who might otherwise be shopping Dallas, Denver, or the coasts.

Average premium prices are best read from the active tier, and this week's listings tell a clear story. The heart of the luxury market sits between roughly $925,000 and $2.4 million, with top-tier estates running $2 million to $4 million and ultra-luxury concentrated in Maple Ridge, Midtown, and south Tulsa. Luxury averages run about $277 per square foot across the segment. The metro's headline luxury address remains 11147 S Quebec Ave in the 74137 corridor, a 10,977-square-foot estate on three acres that entered the market near $6.5 million and is now priced at $3.9 million, a reminder that even the top of the market responds to disciplined pricing. The tier's range is visible across the metro, with 3132 S Columbia Cir listed at $3.5 million and 4621 S Columbia Place in Villa Grove at $2.299 million among the notable addresses, while a 2026-built luxury home at 2706 E 49th St S is listed at $969,000.

Luxury inventory remains near its deepest level in years, and that is shaping how premium buyers negotiate. Active high-end listings total roughly 160 homes across the metro, with the strongest selection in south Tulsa, Broken Arrow, Bixby, Jenks, and Owasso. Local market analysts describe the $600,000 and above tier as a smaller, slower-moving segment where buyers hold real negotiating room, and this fall's listings back that up. Price adjustments are visible even at the very top, and premium sellers are increasingly pairing realistic price points with concessions such as closing-cost credits, rate buydowns, and home warranties.

Premium homes continue to take longer to sell than the rest of the market, and pricing strategy is everything at the upper end. Higher-end homes currently average roughly 38 days on market across the luxury tier, a more deliberate pace than the broader metro as buyers compare finishes, lot sizes, acreage, and school districts before committing. Accurately priced, turn-key luxury properties still attract offers quickly: the $875,000 sale at 5408 E 108th St in the 74137 corridor closed September 24 at about 3 percent over its $850,000 list price, a six-bedroom home at 5631 E 115th St in The Estates of Forest Park traded at $1.05 million, and a $616,000 home at 1535 E 36th Pl closed October 6. Overpriced estates, by contrast, linger, and that gap between momentum and staleness is exactly where deep local market knowledge separates a smooth transaction from a stalled listing.

New construction continues to define the upper end this fall. Pecan Ridge Estates in Bixby, by Simmons Homes, has become one of the metro's most-watched new luxury communities, with floor plans running from the high $300,000s into the luxury tier, and Magnolia Heights in Bixby, by Borger Homes, starts around $535,000 with homes up to nearly 4,000 square feet. Frazier Meadows is coming online in the Jenks area, Whiskey Ridge is rising in Broken Arrow, and Winchester Park in Jenks features new brick homes in the $520,000 range. Forest Ridge in Broken Arrow remains the metro's flagship luxury master plan, with Creekside at Forest Ridge adding new homes from Butler Homes and The Club at Forest Ridge now managed by Bobby Jones Links. In Owasso, Stone Canyon keeps its gated enclaves active, including the waterfront Coves of Stone Canyon sub-community along its 100-acre stocked lake, and Huntington Park II in Tulsa reaches completion this fall with Butler Homes, keeping the fall pipeline active across the metro's luxury corridors.

Out-of-state buyers relocating from higher-cost markets remain the primary demand driver at the upper end. Physicians, corporate executives, and remote professionals continue to discover that Tulsa's luxury price per square foot is a fraction of what they would pay for a comparable home in Dallas, Denver, or the coasts, and many arrive with cash from prior home sales. Tulsa Remote keeps drawing high-income remote workers to the metro, and relocators from California, Texas, and New York continue to anchor demand in Midtown, south Tulsa, and the suburban luxury corridors. Luxury buyers tend to be less sensitive to mortgage rates, keeping activity steady at the premium end even as the broader market settles into balance. Whether you are listing a luxury estate, searching for acreage, or relocating to the Tulsa Metro, understanding the premium segment is critical. That is what 9 years of local expertise, a Top 100 Realtor designation, and over $89M+ in career sales bring to every conversation. Let's talk about what this week's luxury market means for you.
